Selling a Home

We prepare the necessary transfer of title documents in order that the vendor can convey title to the purchaser. We also ensure that the key to the property is not released to the purchaser until such time as the purchaser's lawyer confirms that all purchase funds are in place or, if the purchaser is obtaining a new mortgage, that all conditions of the mortgage lender are satisfied. Once all the purchase proceeds are received, we attend to payment of the real estate commission, payment of any existing mortgages and we pay off any liens or judgments that the vendor is obligated to pay to complete the sale.

In addition to certain miscellaneous expenses, if a mortgage is registered against the vendor's interest in the property being sold and the sale contract requires that this mortgage be discharged from title, there is a $40.00 fee to register the discharge of the mortgage.
